BW Industrial Development JSC (“BW”), established in May 2018, is a joint venture between Warburg Pincus, the leading private equity investor in Vietnam and largest Real Estate investor in Asia with deep domain expertise, and Becamex IDC, a pioneer developer of large-scale industrial townships in key markets across Vietnam.

BW has focused on developing modern warehouses and light industrial to capture the outsized growth driven by the transformative shift of manufacturing bases to Vietnam, rising domestic consumption, and rapid growth of e-commerce. BW has secured equity commitments in excess of USD 800 million from shareholders and formed strategic partnerships with “Queen Bee” FDI, e-commerce, and logistics players to serve one of the fastest-growing markets in Asia.

Currently, BW is Vietnam’s largest and fastest-growing logistics and industrial for-rent platform, with over 7.76 million square meters of prime industrial land under control across more than 35 projects in 26 strategic economic locations throughout Vietnam. The developer currently has 2.2 million square meters GFA of completed or under construction properties.

Senior executives lead BW with an average experience of 21+ years across all key functions. The CEO, Mr. Lance Li, leads and manages BW’s growth and strategy, ensuring the company remains a top-tier industrial developer in the country. Lance was a founding member of ESR China, the largest “New Economy” real estate platform in APAC. He led the acquisition and development of approximately 2.5 million sqm of GFA in projects in the last few years. With more than 20 years of extensive knowledge in the sector, Lance’s breadth of experience lends itself to BW’s solid foundation, strengthening the company as we prepare to enter Vietnam’s next cycle of industrialization.
